Sete Pedras is the Lisbon residential brand of the Sveikata Capital group. Each development or residence shown on the Website is developed and sold by the company that owns the property, named on the project page and in the sale documents (for example, Pedra Friso is sold by PETRASBICA, LDA., NIPC 519 100 662). Ethereal Expression Unipessoal Lda. operates the Website and provides marketing services to the developing companies.

2. Purpose

The Website presents, for information purposes, the Sete Pedras brand and the group's own residential developments in and around Lisbon, and lets visitors make enquiries, register interest, request brochures and arrange viewings. No contracts can be concluded and no payments can be made online.

By using the Website you accept these Terms. If you do not agree with them, please do not use the Website.

3. Property information

Images, renders, floor plans, areas, typologies, materials, timings and availability are indicative only and may change without notice. Prices are shown on each project page or available on request. Nothing on the Website is a binding offer. The terms of each residence are set out exclusively in the promissory purchase and sale agreement (CPCV), the public deed and the official documents (including licences, energy certificate and housing technical file), which prevail over any information on the Website. 4. Intellectual property and trade marks

4.1. The texts, photographs, renders, plans, drawings, logos, graphics, source code and other content of the Website are protected by copyright and related rights and/or industrial property rights, and belong to Ethereal Expression Unipessoal Lda., group companies or third parties who have authorised their use (including architects and photographers, credited where applicable).

4.2. "SETE PEDRAS", the seven-stones symbol and the development names are distinctive signs used by the group.

4.3. You may view, print and download content for personal, non-commercial use only, in particular to consider buying a property, provided that rights notices are kept intact. Any other reproduction, distribution, communication to the public, adaptation or systematic extraction (including scraping) requires our prior written permission.

4.4. Artworks shown in the illustrative images are public-domain works by José Malhoa, Columbano Bordalo Pinheiro, Rafael Bordalo Pinheiro and Alfredo Roque Gameiro, reproduced from Wikimedia Commons. Artworks, furniture and décor are illustrative only, are not included in the sale and imply no association with their makers.

5. Acceptable use

You agree to:
a) use the Website and its forms lawfully and in good faith;
b) provide accurate information, and only your own data or third-party data you are authorised to share;
c) not submit unlawful, offensive or defamatory content, spam or malicious code;
d) not attempt unauthorised access to systems, circumvent security measures or overload the Website's infrastructure;
e) not use the published contact details to send unsolicited commercial communications.

6. Links and third-party content

The Website may contain links to third-party websites (for example sveikata.capital, Google Maps or WhatsApp) and may embed third-party services such as maps. Those services are governed by their owners' terms and policies. We do not control and are not responsible for their content or practices. Embedded maps load only with your consent (see the Cookie Policy). You may create a plain link to the Website's home page, provided it does not suggest a relationship that does not exist or use our marks in a misleading way; framing is not permitted.

7. Liability

7.1. We aim to keep information accurate and up to date, but we do not warrant that the Website is free of errors, omissions or interruptions, or that it will always be available.

7.2. To the extent permitted by law, we are not liable for damage arising from use of the Website, reliance on indicative information on it, or its unavailability. This limitation does not apply to damage caused wilfully or by gross negligence, or to death or personal injury, and does not affect any rights that consumers have under mandatory law.

7.3. As an information society service provider, our liability for third-party content is governed by Articles 11 et seq. of Decree-Law 7/2004.

9. Complaints and alternative dispute resolution

Under Decree-Law 156/2005 of 15 September, as amended by Decree-Law 74/2017 of 21 June, we have an electronic Complaints Book. You can submit a complaint at www.livroreclamacoes.pt; it is forwarded to the competent authority.

In the event of a consumer dispute, consumers may refer it to a consumer alternative dispute resolution (ADR) entity under Law 144/2015 of 8 September. The list of authorised ADR entities, including the consumer arbitration centres, is published on the Consumer Portal: www.consumidor.gov.pt.

10. Changes

We may change these Terms at any time. The version in force is the one published on this page, with its last-updated date.

11. Governing law and jurisdiction

These Terms are governed by Portuguese law. The courts of the Lisbon judicial district (Comarca de Lisboa) have jurisdiction over any dispute arising from use of the Website, without prejudice to mandatory consumer protection rules, in particular a consumer's right to sue in the courts of their domicile and the protection of mandatory provisions of the law of their country of habitual residence (Regulation (EU) No 1215/2012 and Regulation (EC) No 593/2008), and to the possibility of using alternative dispute resolution.
